My New Concrete is Cracking

My new concrete is cracking

All concrete (including new concrete) has a tendency to crack, which is part of the reason why producing crack-free concrete is impossible. To get around this problem, it’s common to create pre-planned cracks, called control joints, in driveways or other slabs made of concrete. The control joints are a weak spot in the concrete that give it a place to break.

Why does concrete crack? Changes in moisture and temperature cause concrete to expand and shrink. In general, though, concrete shrinks more than it expands, and the shrinking is what causes it to crack even when the concrete is not very old. Irregular cracks look ugly and are hard to maintain, but they don’t affect the concrete’s integrity.

The American Concrete Institute has said that concrete floors will crack and curl even under circumstances where the best floor designs and correct construction techniques have been used. That is why designers and contractors have a responsibility to tell owners, ahead of any work being done, that some cracking and curling is normal on every project. When the cracks appear, they don’t mean that the floor was poorly designed or constructed.

When icy concrete becomes a problem, we recommend applying sand instead of salt on it. Salt lowers the temperature at which water freezes, increasing in the number of freeze-thaw cycles, and that leads to pitting and cracking. When the temperature reaches 18 degrees, the concrete will freeze. At 35 degrees, it will melt and cause the cracking, crazing, pitting, and scaling.

Concrete also cracks in the extreme sun. Heat causes the concrete to expand. After the sun goes down and temperatures cool, the concrete contracts and reverts to its original position.

To help prevent cracking, crazing, pitting, and scaling, we recommend applying a good acrylic sealer that is solvent-based. The sealer should be applied once per year. We can repair cracks after they occur by injecting epoxy, dry packing or routing the concrete, and stabilizing cracks by using sealing techniques.

STEEL AND SAFETY

STEEL AND SAFETY

  • Steel has been an important building material since the late 1800s, when it replaced cast iron in the Chicago skyscrapers that were being built. Steel beams in concrete resisted fire better and were stronger structurally than cast iron. Steel is still considered to be the best choice for commercial construction even though iron and coal, the raw materials that go into steel, have become more expensive.

Steel has become increasingly popular in residential building projects, especially in places where natural disasters such as earthquakes and tornadoes are common. The American Iron & Steel Institute says steel is a higher strength-to-weight ratio than any other construction material. Steel is also flexible enough to bend without breaking, which means it does well in high-wind situations. It also does a good job of absorbing energy under extreme conditions without being destroyed. As an example of how strong steel can be, General Steel built a steel building that successfully withstood Hurricane Katrina.

Buildings made from steel are exceptionally strong and long-lasting, and it is also fire-resistant. The Steel Recycling Institute has determined that steel is the No. 1 choice in North America for buildings and infrastructure. It has a market share of almost 50% for multistory and nonresidential construction.

Steel is just as strong after recycling as it was before. Businesses recycle more than 80 million tons of steel annually, making it the world’s most recycled material, and the steel industry has become a leader at implementing eco-friendly initiatives.

Prefabricated steel structures, in particular, are safer for construction workers to build.

    • Building sites can be dangerous, but steel is usually worked at a manufacturing plant instead until late in the process and is therefore not subject to the effects and hazards of bad weather, especially wind, snow or rain. Work can also be done at night as well as during the day, since the manufacturing plants can stay lighted throughout the night if necessary. Manufacturing plants can also use automated and semi-automated machines, which means people are not at risk during otherwise dangerous procedures.
    • Metalwork at the site is reduced or eliminated and workers don’t have to do as much assembly work from the top of the structure. Injuries caused by re-positioning or moving components is reduced. Workers are less likely to have to work in an awkward position.
    • Summer or winter, extensive metalwork is unnecessary. Workers don’t have to roll, form, or shape steel at the site.

On-site, it’s a good idea to hire highly skilled workers who have been certified in specialized areas or who are trained in just one discipline. They have the skills and knowledge to stabilize the framed steelwork construction even when the building is only partially complete, and the steel itself does an excellent job of withstanding any stresses from the construction.

Steel was the right choice for buildings more than a century ago, and it is still a great choice for building today, especially when it is prefabricated.

STEEL BUILDINGS

Steel is an excellent choice for constructing residential as well as commercial buildings. They are as cost-efficient as traditional buildings, but they can be stronger and more durable when people design and build them correctly, and they can be built faster.

  • The construction companies and dealers that specialize in steel send the materials directly to the construction site for assembly.
  • Steel is also useful for building prefab homes that can be constructed under ideal conditions within a warehouse, and then just shipped to the site.

One of the advantages of steel buildings is the fact that they can be adjusted easily, which makes them more flexible than traditional structures. It is easier and less expensive to expand infrastructure in a steel building than in other structures because it is just a matter of swapping out components to accommodate new size requirements.

Steel material is unlikely to rot, split or crack, and termites can’t eat it. It resists fire and can be maintenance-free in many cases if the builders choose premium-grade steel and connect the panels tightly with bolts.

Steel’s strength and durability as a building material are particularly well-suited for withstanding:

  • Earthquakes
  • Rainstorms
  • Hurricanes
  • Snow

Steel buildings are environmentally friendly. It can be recycled and it lessens or eliminates the need to cut down wood. Steel retains heat in the winter and reflects heat from the sun in the winter. The overall cost of construction is lower than it is for traditional buildings.

Many buildings have steel in them. Architects will often use steel to create the basic structure so they can get the size and relative lightness they want. They can disguise steel by wrapping the exterior in materials such as brick and glass.
